How much grant will I get?
The maximum cost which can be approved for grant purposes is £20,000; the approved cost will normally be based on the lowest estimate submitted. Some categories of work will qualify for a guaranteed minimum percentage of the approved cost:
- 50% - installing standard amenities
- 50% - bringing a house up to the tolerable standard
- 50% - adaptations to meet the needs of a disabled occupant
- 50% - works required following the service of a Statutory Repairs notice, Improvement order or Housing action area resolution.
- 50% - works to common parts of a building in common ownership
- 50% - replacing lead water pipes or reducing exposure to radon gas
- 20% - providing a fire escape for a House in Multiple Occupation.
Application by owners / occupiers
Applicants who are not eligible for a guaranteed minimum percentage grant will be subject to a Test of Resources (i.e. means test), firstly to determine eligibility, and secondly to calculate the percentage grant to be awarded. The minimum percentage for those who are eligible will be 10%, rising to a maximum of 100% depending on the applicant’s financial circumstances. The Test of Resources may conclude that you do not qualify for any grant assistance.
Applicants who qualify for a guaranteed minimum percentage grant do not have to complete a financial assessment by completing the minimum grant declaration form in the information pack [PDF: 186Kb]. They can however choose to do so if they wish to find out if they qualify for a higher percentage.
Application by landlord / property developer
Applicants who are not eligible for a guaranteed minimum percentage grant will be subject to the following Test of Resources:
- A valuation of the property before and after the improvement / repair works
- A difference in the value to be deducted from the total approved expense
- The resulting cost will be the approved cost for this grant (up to a maximum of £20,000)
The percentage grant will be determined according to the following criteria (up to a maximum of 100%)
- Minimum percentage for all applications where the cost of works is greater than the increase in value – add 20%
- Bringing an empty property back into use – add 20%
- Improving a BTS property – add 20%
- Part of an area refurbishment scheme – add 20%
- Including works to common parts – 20%
- Improving accessibility for disabled people – add 20%

They can however choose to do so if they wish to find out if they qualify for a higher percentage rate.
