Guidance on making a building warrant application

If you intend to alter (internally or externally), extend, erect, demolish or convert a building, then you will, with limited exceptions, require a building warrant.

This page offers you some useful guidance on making an application for building warrant and some general advice on the procedures that follow.

Please note: Building warrant is not to be confused with planning approval, so you should always consult with Development Management on 01738 475300 or email DevelopmentManagement@pkc.gov.uk to find out if planning approval is required.

How to make an application for a building warrant

  1. Submit an application form - Complete a building warrant application form [PDF: 257Kb] which you can download or you can obtain forms from the reception in Pullar House. 
  2. Submit the appropriate fee. Refer to the table of fees [PDF: 49.5Kb]. This is set by the Scottish Government and is based on the cost of works, excluding VAT, but including all time and labour (sorry, self build is not accepted).
    Please note that if the application is for demolition of an entire building and the erection of a new building, you need to submit two separate applications, one for demolition and another for the new build. The exception to this is when the new build is to follow immediately following the clearance of the site.
  3. Submit plans and specifications - You must submit two copies of all plans and specifications. Paper copies are acceptable but plans drawn in pencil are not.

If you are making an application for a non domestic building you are advised to contact Tayside Fire and Rescue at B Division HQ, 401 High Street, Perth.

If you are making an application for a new dwelling house that will have a private water supply contact Environmental Health on 01738 476 476 to obtain details on additional consents you will require.
