Building warrant application process

What happens to my application?

Once registered, we will send a letter informing you of the reference number and the contact details of the building standards surveyor dealing with your application. We try to assess your application within 20 working days, but please note this can vary so please don`t leave your application until the last minute.

Once assessed, we will you notify in writing if your application fails to comply with building regulations, thereafter you will be given the opportunity to resolve any objections. If you fail to respond to the objection letter within a reasonable time you will be sent one reminder, then your application will be refused.

Once approved you will receive further guidance notes with your building warrant, together with a commencement notice, which you should complete and return/fax to this office.

When can I start work?

You should not start work until such time as you receive your building warrant.

How long is the building warrant valid for?

A building warrant is only valid for three years.

What happens if I want to change the design or specification?

If the design or specification is to be altered from the approved plan, you must first obtain an amendment to warrant. This avoids the risk of falling into conflict with the regulations.
