Living in a listed building
What if I live in a listed building?
It is often the case that a considerable number of buildings within
designated conservation areas are 'listed' for their special
architectural and/or historic interest. If you live in a listed
building you will need
listed building consent for any works that are considered by us
to alter the 'character' of the building or structure.
Does it apply to the inside of the
building?
Remember the protection covers the inside as well as the outside
of the building and extends to the curtilage (including any
boundary walls). So whether or not the work is visible from
outside, you might need listed building consent.
Is it an offence to carry out works with out
consent?
You should be aware that it is an offence to carry out works to
a listed building without consent. This can include works such as
replacement windows and doors, installing an alarm or a satellite
antenna or even the painting of any part of the exterior of the
building.
What if I want to repaint my doors or
windows?
The repainting of windows and doors, on a listed or unlisted
building, in the same colour as exists at present, does not need
any form of consent. Nonetheless there are occasions where listed
building consent will be required but not planning permission.
What about other repairs?
Again, straightforward repairs, providing you are replacing like
with like, and minor works, such as redecorating, will will not
normally need listed building consent.
What if I am still unsure?
If in any doubt as to whether consent is needed prior to
carrying out works to a listed building it is always advisable to
check with us before starting work.
