Errol North Bank Design Brief
What site does the brief cover?
The site is located on the north slope of the existing
village. The North Bank site is nearly 50% of the area of the
present village on some 13.7 hectares of land. It consists of
two distinct parts - the arable fields of Errol Park estate to the
east and north flank, and the parkland and grounds around the White
House. The site wraps around three sides of the park.
Errol Village has a number of listed buildings, including the landmark Errol
Parish Church, the Former Female Industrial School, Kier's Land and
Dalgleish House (all Category B). The Conservation Area designated in April 2004
partially incorporates the North Bank site.
What does the Local Plan say about development in this
area?
The site at Errol is a key element of the Perth Area Local Plan housing strategy and the
west part of North Bank was first allocated as Housing Site 62 for
the development of around 50 houses within the Perth Area Local
Plan 1995.
The Perth Area Local Plan, as amended by Alteration No 1. now
allocates an extended Housing Site ALT H62 at North Bank and
identifies that the site is capable of accommodating up to 140
houses subject to a design brief.
When will the brief be used?
The purpose of this development guidance is to identify the
relevant issues applicable to the development of this site and to
establish a framework within which detailed design options can be
prepared and considered as required by the Local Plan.
It is crucial to the successful development of the site that
proposals have due regard to integrating the new housing within the
existing settlement, particularly in respect of the existing
Conservation Area.
Proposals should adopt a sympathetic design solution that ensures
an appropriate link with the existing village and the surrounding
countryside.
What if the proposal does not accord with the brief?
Developers whose proposals do not accord with the guidance set
out in the brief must be prepared to demonstrate that they will
achieve a better design solution more in keeping with the character
of the area.
