Inchture brief
What site does the brief cover?
The site is located to the south and east of the existing
village on some 24 hectares of largely agricultural land which
includes Mains of Inchture Farm. The net development area
is approximately 15.6 hectares.
There is a Scheduled Ancient Monument site, designated by
Historic Scotland, where the development of
permanent structures and the planting of trees is precluded.
What does the Local Plan say about development in this
area?
The site at Mains of Inchture is a key element of the Perth Area Local Plan housing strategy and was
first identified as a potential housing site in the Perth Area
Local Plan 1995 Alteration No 1 - Housing Land.
The Local Plan identifies that the site is capable of
accommodating up to 280 houses, 160 in the period up to 2006 and
120 post 2006. This acknowledges the need to manage the rate of
growth in the village. which states that it could
accommodate 280 houses.
When will the brief be used?
The purpose of this development guidance is to identify the
relevant issues applicable to the development of this site and to
establish a framework within which detailed design options can be
prepared and considered as required by the Local Plan.
It is crucial to the successful development of the site that
proposals have due regard to integrating the new housing and
village facilities with the existing settlement, particularly in
respect of the existing conservation area.
Proposals should adopt a sympathetic design solution that
ensures an appropriate link with the existing village and the
surrounding countryside.
What if the proposal does not accord with the brief?
Developers whose proposals do not accord with the guidance set
out in the brief must be prepared to demonstrate that they will
achieve a better design solution more in keeping with the character
of the area.
