What site does the brief
cover?
The site itself comprises an area of 2.9ha which is identified
as housing site H8 Pitdownie in the Kinross Area Local Plan 2004, and a further
area of 2.3ha to the north west adjacent the motorway which is
identified for community woodland.
What does the Local Plan say about development
in this area?
This guidance is based on the Kinross Area Local Plan 2004, and
on initial consultation with various Council Services and the Scottish Environment Protection Agency
(SEPA). You should note that it has not been the subject of
formal consultation and has not been approved by the
Council
When will the brief be used?
The purpose of this development guidance is to identify the
relevant issues applicable to the development of this site and to
establish a framework within which detailed design options can be
prepared and considered as required by the Local
Plan.
What if the proposal does not accord with the brief?
Developers whose proposals do not accord with the guidance set
out in the brief must be prepared to demonstrate that they will
achieve a better design solution more in keeping with the character
of the area.
